When should I get in touch — before or after I start looking at homes?
Before, ideally. Understanding what may be realistic changes which houses you tour and how an offer tends to be received. It also leaves time to address potential issues rather than discovering them under contract.
What do you need from me to get started?
A conversation. What you are trying to do, roughly where things stand financially, your timeline, and the type of property. No documents, no Social Security number and no uploads to have a first discussion. When it is time for actual documents, they go through a secure portal — never text or personal email.
I am self-employed. Is that a problem?
It is a common situation rather than a problem, though it does require more care. Business structure, how income is documented, and which years get used can all affect the outcome. There are also alternative documentation programs that may use qualifying bank-statement deposits instead of traditional tax-return income calculations, subject to program requirements. Eligibility depends on the borrower, the property, the lender and current program requirements.
Do you work outside Sarasota?
Yes — across Florida. The office is in Sarasota and much of the work is local to Sarasota, Lakewood Ranch, Bradenton and Manatee County, but a significant share of clients are relocating to Florida from another state and never set foot in the office.
