Tim and Nola Lyons run Pioneer Gulf Coast together. They help Florida homebuyers, homeowners and real estate investors understand their mortgage options and work through the financing process.
Both are licensed mortgage loan originators. Tim serves as Branch Manager, and the branch is very much a joint effort between the two of them, alongside the wider group of mortgage professionals here. Which originator works on a given loan depends on the situation and who you first speak with.
Between them they have built the branch around the same idea: understand what someone is actually trying to do, look at what is available through PMF-approved lending sources, and explain the options clearly enough that the decision belongs to the borrower.

Tim works directly with buyers, homeowners and investors across Florida. Much of that is conventional, FHA, VA and jumbo financing for people purchasing or refinancing in the Sarasota and Tampa Bay markets.
He also works regularly on files that need more structuring — self-employed borrowers, retirees with substantial assets, investors, and buyers relocating from out of state.
