Pioneer Gulf Coast is a branch of PMF, Inc., d/b/a Pioneer Mortgage Funding, run by Tim and Nola Lyons. Our licensed mortgage loan originators work with buyers, homeowners and real estate investors across Florida.
How this works
What a mortgage brokerage branch does
A bank or direct lender generally offers financing from its own product menu. Through Pioneer Mortgage Funding, we can work with multiple approved lending sources — which lets us evaluate available programs and guidelines based on the borrower, the property and the financing objective.
The work is understanding the situation first, then matching it to guidelines that actually fit it.
Two borrowers with similar credit and similar income can receive different answers depending on how their income is documented, how the property is classified, and which lending source is asked. Program availability and requirements vary by borrower, property, lender and program, and they change over time. Having more than one approved source to consider means those differences can be weighed before an application goes anywhere — though it does not guarantee a particular rate, approval, term or outcome.

Understand the situation before recommending a structure
Income, assets, property, timeline and objective all shape which programs are worth considering. That gets sorted out before anything is recommended.

Programs and lender guidelines are weighed against the borrower, the property and the objective, so the file goes where it has a sensible fit rather than wherever it lands first.

Confirm rather than assume
Guideline questions are checked against current lender and agency requirements rather than answered from memory. Requirements change, and a rule that applied last year may not apply now.

Handle information carefully
Documents are handled through approved secure channels. We do not ask for sensitive information by text, social media or personal email, and we ask for the minimum needed.
Where we work
Local to the Gulf Coast, working throughout Florida
The office is in Sarasota, and a large share of the work is local: Sarasota, Lakewood Ranch, Bradenton and the rest of Manatee County, plus Pinellas County and the wider Tampa Bay area.
The other large share is people moving to Florida. Relocation files carry their own questions — an unsold home in another state, income that continues from elsewhere, insurance and property considerations specific to Florida, and a market the buyer has not lived in yet.

Who we are
Pioneer Gulf Coast and PMF, Inc.
Pioneer Gulf Coast is a branch of PMF, Inc., d/b/a Pioneer Mortgage Funding. PMF, Inc. is the licensed company; Pioneer Gulf Coast is the Sarasota branch. Tim Lyons is Branch Manager, and he and Nola Lyons — both licensed mortgage loan originators — run the branch together.
The branch consists primarily of mortgage loan originators. We originate, analyse and structure loans and work with PMF-approved lending sources to find appropriate financing. Processing, underwriting, closing and related functions may involve PMF, the selected lender, settlement providers and other appropriate parties.
