Before you do anything
When should I get in touch — before or after I start looking at homes?
Before, ideally. Understanding what may be realistic changes which houses you tour and how an offer tends to be received. It also leaves time to address potential issues rather than discovering them under contract.
What do you need from me for a first conversation?
Nothing but the conversation. What you are trying to do, roughly where things stand financially, your timeline and the type of property. No documents, no Social Security number and no uploads. Book a call →
Will talking to you affect my credit?
A conversation does not itself involve a credit inquiry. A credit report is not obtained without your authorization.
What is the difference between prequalification and preapproval?
They are used loosely in the market, which causes confusion. What matters is what has actually been reviewed and verified, and what conditions remain. We will tell you plainly which stage you are at rather than using whichever word sounds strongest.

Which loan program is best?
There is no single answer, and anyone who gives you one without looking at your file is guessing. It depends on the property, occupancy, how your income is documented, your credit profile and current program availability. See the main categories →
Why are there no rates or requirements anywhere on this site?
Because they change and because they are specific to a borrower, a property and a lender. Published numbers would be inaccurate for your situation and stale within weeks. We confirm current requirements against lender and agency guidelines for your actual file instead.
I am self-employed. Is that a problem?
It is a common situation rather than a problem, though it needs more care in how income is documented and analysed. More on self-employed financing →

The process
What happens after we start
How does a mortgage actually get approved?
Your originator takes the application, analyses the situation and structures the loan, then works with PMF-approved lending sources. Underwriting is performed by the selected lender. Processing, closing and related functions may involve PMF, that lender, settlement providers and other parties. Approvals remain conditional until every condition is satisfied.
How do I send documents securely?
Through a secure portal. We do not ask for personal documents by text, social media or personal email, and we ask for the minimum needed.
How long does it take?
It depends on the lender, the property, the appraisal, insurance and the other parties involved. We would rather give you a realistic picture for your specific transaction than a marketing number.
What is a condominium questionnaire, and why does it matter in Florida?
Condominium financing depends on the project as well as the borrower — association finances, reserves, insurance and structural condition. In Florida this has become one of the most common reasons a file needs early attention, so it is worth checking before an offer rather than after.
