What's different about financing a home in Lakewood Ranch

Lakewood Ranch is a master-planned community that crosses the Manatee–Sarasota county line, and a lot of it is still being built. That changes the mortgage conversation in a few specific ways.

Community development district (CDD) assessments. Many Lakewood Ranch neighborhoods sit inside a CDD. That's a special district that financed roads, water and amenities and is repaid through an annual assessment on the property tax bill. Lenders count that assessment as part of your monthly housing cost, alongside property taxes, homeowners insurance and any HOA dues. Two homes at the same price can qualify very differently because of it, so we look up the actual assessment for the address before you write an offer.

New construction timelines. Builder contracts often mean a deposit now and a closing months later. That affects when you should apply, how long a rate lock needs to be, and whether a builder's preferred lender incentive is worth it. Tim can compare a builder's offer side by side with outside options, so you're deciding on numbers, not pressure.

Two counties, one community. Depending on the village, your home may be in Manatee County or Sarasota County. Tax rates, flood zones and the county recording process follow the address, not the Lakewood Ranch name.

Insurance comes first in Florida. Homeowners and (where required) flood insurance quotes are part of qualifying here, not an afterthought. We ask for a quote early so there are no surprises at closing.

How it starts

What happens when you call

  1. A 15-minute conversation. The home or community you're looking at, price range, timeline, and anything unusual about income, credit or the property. No documents needed.
  2. A real monthly-cost picture. Taxes, CDD assessment, HOA, insurance and flood (if required) added up for the specific address.
  3. Application through a secure portal. We never ask for sensitive information by text, social media or personal email.
  4. Pre-approval and lender selection. Your file goes to the lender whose guidelines fit it, with Tim as your single point of contact through closing.

Common questions

Lakewood Ranch mortgage questions

Do CDD assessments affect how much home I qualify for?

Yes. Lenders include the CDD assessment in your monthly housing payment when calculating your debt-to-income ratio, the same way they include property taxes. The amount varies by neighborhood, so it should be checked for the exact address.

Do I have to use the builder's lender?

No. Builders sometimes offer incentives for using their preferred lender. Those can be worth it, and sometimes they aren't. Tim can compare the builder's offer with outside options so you can decide on the full numbers.

Can I get pre-approved before I move to Florida?

Yes. Tim works with relocation buyers who apply and close remotely, including people who still own a home in another state.

Is Tim Lyons a broker or a lender?

A broker. Pioneer Gulf Coast is a mortgage brokerage branch; your loan is funded by the wholesale lender selected for your file.
